About the Area


The Eastwood Village Redevelopment Area is a 1,032.86-acre site generally located Southwest of the intersection of Dr. Martin Luther King, Jr. Boulevard (State Road 82), and Ortiz Avenue, extending south to Colonial Boulevard. The majority of property within the redevelopment area is owned by the City of Fort Myers. It consists of approximately 550 acres of the City’s former wellfield, along with the Eastwood Golf Course, Calusa Nature Center, Boston Red Sox Training Facility, the City’s Public Works Facility, City nursery and Fire Training Facility, and several commercial lots fronting on Dr. Martin Luther King, Jr. Boulevard.

In the early 2000’s, the City began exploring concepts for the adaptive reuse of the former wellfield. Various alternatives were examined. It soon became clear that one of the overriding needs in the City of Fort Myers was for a true mixed income, mixed use development with critical workforce home ownership opportunities. In late 2003/early 2004, the City advertised a Request for Qualifications for developers to redevelop the former wellfield site. On November 3, 2003, the City Council designated the City’s wellfield site a Brownfield Area, and in February 2004, the City entered into an agreement with a private developer for redevelopment and reuse of the site for a mixed use, mixed income planned unit development called Eastwood Village.

When Eastwood Village is complete it will include distinctive traditional neighborhoods (TND), tree-lined streets, parks, trails and bikeways, a balanced transportation network, and a well-placed commercial village that includes office, retail, civic and residential uses all working in concert to create an unmistakable sense of place. A primary component of the plan will be a program to provide critical workforce housing aimed at employees of employers located in the City of Fort Myers.
