March and April of 2021 Lee County had the highest single family home sales since July 2019.
The trend is showing single family homes are sales prices are below the actual sold price. That is good news for anyone who owns a home and a challenge if you are hoping to purchase in the area. However, home prices are still substantially more affordable than available homes in Collier County and about the same in Charlotte County. The number of active listings is trending down in all three counties putting pressure on the supply and demand. More and more firms are improving wages to assist with the shortages. The improved finances of consumers has reduced the resistance to price increases. We continue to watch the upward spiral in prices and wages.
Lee County has grown in population 2.8 percent from 1990 to 2019. We will update this information when the 2020 census information is made available.
